Project Overview

Home to two prominent high-rise office towers, 205 Queen Street in Central Auckland is undergoing a staged transformation to reposition the asset as a premium workplace destination. Through a series of carefully considered upgrades delivered year on year, the building is being elevated to meet the expectations of modern tenants, with a strong focus on amenity, experience and long-term asset performance.

Working in close partnership with Colliers NZ, Cachet Group has played a key role in this evolution. Following the successful delivery of the award-winning 2,000sqm lobby and mezzanine refurbishment, Cachet was re-engaged to deliver a targeted End of Trip facility upgrade, a critical component in enhancing tenant experience and supporting active commuting within the building.

Positioned within a constrained footprint in the basement carpark, the End of Trip facility required a highly efficient and considered commercial interior design response. The challenge was to transform a compact, utilitarian space into a premium amenity that feels generous, intuitive and aligned with the broader building identity.

The design approach maximises spatial perception while maintaining durability and performance. A deliberately exposed ceiling, finished in black, creates a sense of depth and openness, visually expanding the footprint while referencing the industrial character of the surrounding carpark environment. This approach not only enhances the spatial experience but also reduces unnecessary bulk, allowing services to be expressed cleanly and efficiently.

Material selection plays a central role in elevating the End of Trip facility. Light timber lockers introduce warmth and tactility, contrasting against the darker architectural shell. These lockers are secured behind a finely detailed mesh screen, which draws direct inspiration from the language established in the lobby upgrade above. This continuity of materials and detailing reinforces a cohesive building narrative, ensuring the End of Trip facility feels like an extension of the wider asset rather than a secondary, back-of-house space.

Functionality and user experience were at the forefront of the upgrade. The new End of Trip facility includes purpose-built showers and bathroom amenities designed to support daily use at scale. Within the compact floorplate, soft curved joinery elements have been introduced to improve flow and eliminate hard edges, creating a more fluid and welcoming environment. Timber cubicle partitions add a layer of refinement, while backlit mirrors enhance both functionality and perceived space, helping the facility feel larger and more open than its physical constraints would suggest.

The planning of the space ensures clear circulation and intuitive zoning, allowing multiple users to move through the facility with ease during peak periods. Durability, maintenance and longevity were also key considerations, with finishes selected to withstand high traffic while maintaining a premium aesthetic over time.

As part of the broader asset repositioning strategy, this End of Trip facility upgrade plays a vital role in increasing the building’s appeal to prospective tenants. High-quality End of Trip amenities are now a baseline expectation in commercial office environments, particularly in CBD locations where active transport is encouraged. By investing in this upgrade, the asset is better equipped to attract and retain tenants who value wellbeing, convenience and thoughtful design.
