












At 8 Tangihua, Cachet partnered with the join venture ownership team, Precint & Te Tōangaroa, to support a multi-floor upgrade that would improve the building’s tenant offering, enhance amenity, and create market-ready spaces with stronger leasing appeal.
The works extended across the ground floor, Levels 1, 2 and 5, each with a distinct purpose. On the ground floor, Cachet supported the lobby café refurbishment, creating a more inviting building amenity with improved meeting spaces and a modern café experience for tenants and visitors. Also on the ground floor, three high-quality speculative suites were delivered, designed to be taken directly to market. Since completion, two of the three suites have already been leased.
Levels 1 and 2 were upgraded to base building specification, providing incoming tenants with clean, adaptable floorplates ready to be customised to their needs. Level 5 was delivered as a fully fitted turnkey workplace, offering a ready-made solution for occupiers and has since been leased.
Delivered within a live building environment, the project required careful coordination with multiple stakeholders, disciplined budget management and a strong focus on continuity across each stage of works. Consistent design leadership ensured the building’s broader repositioning strategy remained clear, while each floor responded to its specific leasing objective.
A significant emphasis was placed on reuse and refurbishment, with existing services, partitions and hard fitout elements retained wherever possible. This approach helped balance cost, programme and sustainability considerations, while still achieving a strong design outcome.
The ongoing support across multiple floors has successfully improved the building’s overall offer, strengthened its presentation to market and supported positive leasing outcomes.
