
















Following significant upgrades to 66 Wyndham Street, Invesco Real Estate engaged Cachet Group to transform a part-floor tenancy on Level 9 into a fully fitted speculative suite. The ambition was not simply to fill the floorplate, but to create a convincing workplace proposition that reflected the quality of the A-grade asset and gave prospective tenants a clearer, lower-friction path to occupation.
Across approximately 676 sqm, Cachet designed and delivered a complete workplace for up to 72 people. A clear circulation path connects the arrival, client-facing meeting suite, open workspace and social areas, creating an intuitive experience from the moment employees and visitors enter.
Five enclosed meeting rooms, including a 14-person boardroom, provide a variety of settings for client meetings, presentations and everyday collaboration. These are complemented by an open collaboration area, two quiet rooms, a utility space and a generous kitchen and breakout zone. The planning achieves an efficient workplace density while providing enough variety and separation to support different ways of working throughout the day.
The kitchen and breakout space were positioned along the building perimeter to make the most of the natural light and expansive Auckland outlook. A combination of communal tables, café seating, a large leaner and integrated banquette seating creates choice, allowing the space to accommodate individual breaks, informal meetings and larger team gatherings.
A warm, sophisticated palette gives the suite a strong identity without designing for one specific organisation. Curved, textured walls soften the arrival experience, while dark timber flooring and joinery create a consistent thread through the front-of-house and social spaces. Black-framed glazing, understated feature lighting, neutral upholstery, greenery and acoustic finishes introduce contrast, comfort and visual depth.
Cachet’s approach also balanced design impact with commercial discipline. Selected base-build elements were retained within the work areas, while investment was concentrated across the arrival, meeting rooms and shared spaces where it would have the greatest influence on the tenant experience. The resulting hierarchy makes the suite feel premium and complete, while remaining adaptable enough for an incoming tenant to introduce its own brand.
Flexibility was considered beyond the completed fitout, with Cachet testing several potential split-tenancy configurations alongside the principal layout. This gives the landlord greater optionality to respond to different tenant sizes and future market requirements without compromising the overall design intent.
The completed Level 9 suite transforms available space into a fully realised workplace. Warm, functional and ready for immediate occupation, it allows prospective tenants to understand exactly how the floorplate could support their people and operations from day one, strengthening the wider leasing proposition at 66 Wyndham Street.
