Partnering with 151 Property to create their first dedicated office in New Zealand, we delivered a workplace that reflects their role as a prominent landlord, while acting as a showcase for the potential of their portfolio assets. Located in the vibrant Viaduct Precinct, the new workplace was designed to embody connection, community, and hospitality.
With five-metre-high ceilings and a history as a café, the space was reimagined to retain its industrial character while introducing the warmth of a residential palette. Natural timbers, soft finishes, and planting create a homely atmosphere that blurs the boundary between office and hospitality. The considered colour palette is composed of warm neutrals, enhancing the comfort and residential feel while aligning with the precinct’s coastal setting.
The planning places connection at the heart of the space. The boardroom and large meeting room flow directly into the breakout hub – central zone designed for hosting, collaboration, and social connection. From there, the space expands out into the open workspace, encouraging interaction while maintaining privacy. Acoustic performance was carefully managed with dropped ceilings and detailing to balance the height of the space with the need for quiet and confidential conversations.
More than an office, the workplace reflects 151 Property’s commitment to people and place. It provides a functional home for their team while showcasing what is possible for neighbouring spec suites within the Viaduct precinct. The result is a space that celebrates industrial heritage, embraces hospitality, and sets a new standard for workplace community.
