Project Overview

Located in Brisbane’s North Quarter, 15 Adelaide Street holds a prominent position within the city’s legal and government precinct, attracting tenants who value proximity, connectivity and a professional address.

Working in close partnership with Proprium Capital, Cachet Group was engaged to reposition the building’s arrival experience, transforming the lobby into a space that better reflects the quality of its location and the expectations of today’s tenants.

The lobby refurbishment focused on elevating first impressions and strengthening the building’s market presence. What was once a purely functional entry has been reshaped into a considered, welcoming arrival experience that signals quality from the moment of entry.

Key upgrades included:

  • A redefined building threshold with new tiling to create a more open and inviting entry sequence
  • Upgraded lighting to enhance warmth, visibility and spatial clarity
  • Interior, exterior and façade repainting to deliver a cohesive and refreshed identity
  • Curated planting to introduce softness and a sense of life to the space
  • A new seating zone, encouraging pause, interaction and a more hospitality-led feel
  • Updated signage to improve wayfinding and reinforce a premium, professional aesthetic

Together, these elements work to reposition the asset, creating a stronger sense of arrival and a more compelling experience for both tenants and visitors.

All works were carefully delivered within a live environment, with staged planning and after-hours coordination ensuring minimal disruption to existing occupants while maintaining building operations.

As part of the broader asset strategy, Cachet also delivered a series of speculative suites on the leasing floor, designed to support faster tenant engagement and decision-making.

The result is a building that now presents with greater confidence at street level, reinforcing its value to both existing occupants and prospective tenants, and positioning the asset more competitively within the market.
